Templeton Area Redevelopment Update

Construction Activities: Week of October 5, 2020

Site work on the Templeton Area Redevelopment continues. Work is now underway to create the Templeton Corridor and conduct early works in preparation for development of the future facility. Construction activities for this phase are scheduled to take place through mid-2021. Learn more about what to expect during construction here.

As work progresses, we remain committed to keeping you updated on all scheduled construction and onsite activities. Please encourage your neighbors to subscribe to these updates if they haven’t already by emailing [email protected].

Current project work is mainly comprised of heavy earthworks and compaction to continue to prepare Templeton Street for eventual finishing and repaving. As well, new this week we will begin earthworks and compaction for the new multi-use pathway (MUP) immediately adjacent to the fence line.

We understand the heavy roller is causing the bulk of vibration for houses along the fence line, particularly as it disengages and engages in gear, and we are exploring solutions to mitigate these ongoing vibrations—whether alternative equipment can be sourced or alterations to current procedures. This heavy compaction is a critically important piece of work to ensure structural integrity for the eventual paved surfaces.  While we are exploring all possibilities, there is no guarantee we can find a suitable alternative.

Please note: given the current forecast for rain this weekend, we anticipate workers may need to come to the site to monitor erosion and ensure the proper flood protections are performing adequately. No construction work will take place outside of regular site hours unless directly related to flood risk or other immediate safety considerations. Additionally, a new excavator has been added to the site and we are working with the contractor regarding installation of a broadband beeper.

Work this week includes:

  • Stripping, excavation and gravel placement for the MUP and Templeton Street
  • Ongoing work associated with hauling gravel and sand to and from site
  • Ongoing compacting along Templeton Street and additional new compaction for the MUP, immediately adjacent to the fence line

Regular onsite equipment includes excavators, backhoe loaders, haul trucks, concrete trucks, compacting equipment, forklift and a mobile crane. Broadband Travel Alarms are in use on regularly stationed equipment to reduce noise in the area. Please note however that traditional tonal alarms may still be heard on equipment and vehicles that are transiting to and from the site, or equipment that will be onsite for shorter durations.

Our contractor has water trucks attending the site regularly to suppress dust and has also added screening to the YVR / Burkeville perimeter fence line as an additional mitigation.

Construction takes place Monday through Friday from 7 a.m. to 6 p.m. daily. Equipment and machinery are turned on after 7:30 a.m. An update will be provided if work is required outside of this timeframe.

Please note plans, activities and onsite equipment are subject to change based on evolving project needs and weather.
